I HATE, hate, hate 5/3 Bank. I wish I could give them -100 stars.

Our mortgage was sold to them and our experience has been nothing less than HORRIFIC. Their "advanced" IT security makes it *impossible* to login to online banking. Supposedly the "increased security measures" were implemented shortly before they came into ownership of our mortgage. Whoever decided to implement these measures shouldn't be in charge. We were told the only way to avoid the headaches of logging into online banking were to login with the same device, from the same IP address EVERY time. It is 2024... This is ridiculous. (We only found this out after HOURS of phone calls and an in-person visit to a branch).

Then, we were told there was no way to set up an auto-draft every month. No thanks to anyone in support, we finally figured out a way to schedule a year's worth of payments. When those scheduled payments were completed, we didn't even bother trying to get back into online banking. We began making payments through the phone system, which is an incredibly time consuming, inefficient process.

What takes the cake is that today, after several successful phone-system payments, all of a sudden our mortgage account number is pulling someone else's loan, payment and account so I had to talk to a human to process my payment. It took three phone calls and 12 minutes to pay my mortgage... in 2024 AT A BANK THAT CLAIMS TO BE SO GREAT.

I absolutely HATE this bank and, at this point, I would PAY THEM to sell my mortgage to literally ANY OTHER financial institution. 5/3 Bank is stuck in the 1980s and that is putting it lightly.

Poor customer service! What's even more ridiculous is that we didn't choose this bank. Our mortgage company was bought by them, and now we have to deal with this terrible company. Needless to say, we're going to start looking to refinance. From the customer service agents to their supervisors, they were all disappointing! It was very clear that this is their culture. Today was my first and last time calling this company. Save yourself the headache and choose another bank!

My mortgage was sold to 5/3 Bank for servicing. Their technology and online self-service capabilities are very much lacking. Documents and information relating to your account that should be available online when you are logged in, aren't. They force you to call and/or use their useless chat after being on hold for an extensive amount of time. Their "customer service" is useless and sometimes rude. If they are nice, it's all apologies with no action and/or an inability to process simple requests that would be easy with other banks/mortgage servicing companies. Based on my horrible experience with my mortgage (perfect payment record/no issues on my end contributing to this experience), I will NEVER EVER voluntarily do business with this bank. I pray they sell my mortgage to a better servicer - which would be any other company than 5/3rd at this point.

Worst bank I've ever had the displeasure of working with. They purchased my mortgage, so I can't even leave them. I spoke to several people who acknowledged there was a problem. Literally, they were like, "I don't know how to fix this," and "I don't know who at the company knows how to fix this." Wild. A team of unwilling, unhelpful people.

Absolute trash of a company, web banking doesn't work, fax doesn't work. They lie about the hours you can call. The calls are dropped constantly. Fifth Third Bank manages my loan for Fannie Mae. They are the absolute worst. When they bought my loan, they didn't give any notice and my bank double-paid as a result. Getting 5/3 banking setup was basically impossible when I was first trying to set up. They gave me no information on how to set up an online account or bill pay; it took probably 8 or 9 hours to set up. Their phone system kept timing out and kicking me off, even while on hold with a representative. I changed banks recently and changed my withdrawal account on their website per their representative's instructions a few weeks before the scheduled payment. Clearly, on their website, it shows my new bank account, but they still withdrew from the old account. I had to call and get a paper form to send in to change the account. Their fax system didn’t work to accept the form, so I had to mail it in. They sent me a follow-up letter with a 1-800 number to call stating they were open from 8 AM to 8 PM ET. I called at 7:15 PM ET and got no answer; the message stated they were open from 8 AM to 5 PM. This bank is incompetent and has wasted a good 20 hours of my time on their stupidity and lies.

If you are unfortunate enough to have this bank purchase your mortgage, I sincerely am sorry. Issue number 1) They do not allow you to make partial payments or split your payments; you must pay the entire amount on the first day of the month. If you don't pay on the first, you immediately start receiving phone calls telling you your payment is late, even though the statement says you are not late until the 16th of the month. I personally get paid on the 5th, so that is when I schedule my payment. I have told them this repeatedly, but they continue to call to the point where I ended up blocking their calls. 2) They failed to pay my homeowner's insurance, and my policy was canceled. When I called to find out why it hadn't been paid, they told me that it was not set up to pay out of my escrow and proceeded to argue with me when I have always had my insurance paid through escrow on every home I have owned and specifically had it set up that way. 3) Because they failed to pay my insurance and it was canceled, I had to submit the renewal forms. This was not the end of the world, except when they added $4000 to my loan to provide insurance for me after having provided proof of insurance on three prior occasions. 4) Now I am told they need proof of insurance from my HOA to cover the grounds. My HOA does nothing to care for my home; it is specifically set up to mow the lawns and shovel the snow because I don't want to do any of that at this stage of my life. Bottom line: don't seek out a mortgage with this company. I don't know how they are as a bank, but I wouldn't trust them with my money. 5) This is the worst experience with a mortgage company since purchasing my first home in 1996. #iwishtheywouldsellmymortgage

Fifth Third purchased my mortgage. Every step of interacting with them has been terrible. I've banked with Wells Fargo, Bank of America, Citi, Barclays, Capital One, Chase, and US Bank. I've never had such a painful experience. Stay away from this bank. I wish they would sell my mortgage to another bank that had a sense of customer service.

In December of 2023, Fifth Third Bank's escrow department created a fraudulent statement that was sent via US mail to my home, showing I was late on payments 23 times, and they waived 8. I have never been late on my mortgage payments, and I have only been a homeowner for 14 months at that time. Fifth Third Bank bought my mortgage from my original lender, Everett Financial. Fifth Third Bank cannot make any changes to the existing mortgage they purchased. They have amended my terms and conditions, which includes MI/PMI and P&I. They have reversed many of my mortgage payments and have also reversed 5 months of additional payments I made toward P&I. I submitted an HO insurance refund from Allstate, which they have not applied to my mortgage account. They changed my MI/PMI and are paying a third party twice a month. Fifth Third Bank is operating as a predatory lender, which is illegal mortgage practice.

I closed on the purchase of my home on August 22, 2022, with Everett Financial. My first mortgage payment with Everett Financial was scheduled on October 1, 2022, in the amount of $2,158.36. I submitted my first mortgage payment on October 1, 2022. At the end of September 2023, I received a letter from Fifth Third Bank stating that effective October 1, 2023, my mortgage payment would increase from $2,158.36 to $2,738.20. I immediately called because I knew this was an oversight. I spoke with several representatives and escrow managers and sent my closing documents, showing that the projected taxes for 2022 were paid at closing, and the November 2022 statement showed I paid the projected taxes for 2022. Fifth Third Bank has ignored all the documents submitted, proving their claim is false. Fifth Third Bank has caused me great hardship and stress. They have forced me to pay this fraudulent mortgage payment from October 1, 2023, to currently March 2024. Fifth Third Bank is operating as a predatory lender, which is illegal. I know that I am not the only homeowner affected. They need to be exposed for this predatory lending practice.

In 2022, I found myself in a similiar situation. I paid what they asked to keep things “current” so I could sleep at night and avoid losing our home. But now in 2024, we're back in the same situation. Even though I've been paying on time, Fifth Third has been applying my payments towards my loan balance instead of the monthly payments. They claim they can’t fix it. This mess has literally wiped out my savings, and now we might have to risk losing our home because of their screw-up.

Fifth Third just bought my mortgage. They haven't had it a month yet, and I've had nothing but problems getting things set up. They are now telling me my property taxes are delinquent, which is not true! They were paid in December. This is the first time in over 20 years I've been told my taxes were delinquent. They have the worst customer service in the world. Run as fast as you can away from this bank!

5/3 calls my wife every day to tell us our mortgage is late. Our mortgage is drawn directly out by them. How can something automatically debited be late? This bank is the absolute worst bank in history. Close your accounts and run. We are going to refinance with our credit union!
